Estimates
Written estimates describe a defined scope of work. Where a figure is listed as an allowance, it is a budget placeholder for a selection you have not yet made, and the final cost of that item depends on what you choose.
Changes to scope
Work outside the agreed written scope is priced in writing and requires your approval before it proceeds.
Concealed conditions
Remodeling regularly uncovers conditions that were not visible during estimating, such as previous unpermitted work, failed plumbing, or undersized electrical. These are handled as a written change to scope.
Permits and inspections
Where a project requires permits, they are obtained through the City of New Braunfels or Comal County as applicable, and work is subject to their inspection schedule.
